RB Reachbay Atelier
Interior architecture · Design & build

A home is more than a residence — it is a declaration of who you are.

Reachbay is a build-led atelier in Kuala Lumpur, composing residences and commercial spaces with the slow, deliberate hand of architecture and the warmth of an interior designer who actually visits the site.

What we practice

Five disciplines, one continuous craft

From a single condo refresh to a knockdown-and-rebuild bungalow, we keep the same designers, the same drafting standard and the same site lead through every stage.

01

Bungalow design & build

Land surveys, planning submissions, structural coordination and turnkey interiors for landed homes — one contract, one accountable team.

02

Semi-detached & terrace

Sensitive renovations for established neighbourhoods — opening up sightlines, modernising services, preserving the bones that matter.

03

Condo interior design

High-rise interiors where every centimetre earns its keep — joinery-first planning, integrated lighting and a tidy, considerate site protocol.

04

Commercial fit-outs

Boutique retail, F&B and studios delivered on commercial timelines, without the visual flatness of contract-grade work.

From a second-storey addition to a full knockdown, we navigate MBPJ, DBKL and DBKK submissions while you stay focused on the brief.

The Reachbay way

Slow at the start. Decisive on site.

The brief is where most projects quietly go wrong. We invest more time than is fashionable in the first six weeks — measuring the way you actually live, the morning light, the family routines, the storage you wish you had — so that when we draw, we draw once.

  • One pair of designers from sketch to handover — no junior swaps after sign-off.
  • Specifications priced line-by-line, with three tendered vendors per package.
  • A Friday photograph and progress log, in your inbox without being asked.
  • An eighteen-month aftercare window covering joinery, paint and trades.

Working method

Four stages, written into the contract

No discipline gets practised the same way twice, but every project moves through the same four certainties. You will always know which stage you are in, and what we owe you next.

Listen

Two long studio sessions, a site walk and a written brief you sign before any drafting begins.

Compose

Schematic layouts, material palette and a costed feasibility — revised twice until the plan feels yours.

Draft

Construction drawings, joinery details, MEP coordination and authority submissions managed in-house.

Build

A site lead, a Friday photograph log, and a defects review at six weeks and six months after handover.

“They were the rare studio that pushed back when we were wrong, and stayed quiet when we were right. The house feels like it has always been ours.”

Frequently asked

The questions we hear most often

How long does a full Reachbay project usually take?
A condo refresh runs 12 to 18 weeks on site. A landed home or full bungalow build sits in the 9 to 14 month range once authorities approve. We commit to a written schedule before joinery is ordered, and we do not begin until the trades are pre-booked into the same calendar.
Do you take on projects outside the Klang Valley?
Yes. We have completed homes in Penang, Johor and Kota Kinabalu, and we are happy to take a flight on Monday morning. A modest travel retainer applies past 80 km from our Damansara studio, but the design fee structure stays the same.
Will I be locked into specific suppliers?
No. Our specification is brand-agnostic; we recommend the right joinery houses and stone yards for the brief, then disclose every line. You can substitute, you can shop, you can ask us to handle it all — the choice belongs to the brief, not the studio.
What does the first conversation cost?
Nothing. The introductory studio meeting and a site walk within the Klang Valley are complimentary. A paid design brief begins only when we agree the chemistry and scope make sense — we would rather lose a brief than mismatch a client.
How involved will I need to be during the build?
As little or as much as you wish. A typical client signs off six to eight key decisions; the rest sits with our project lead, who reports every Friday with photographs and a tracker. Clients who want to live the build can — clients who want to come back to a finished home can too.

A house, a flat, a long-held idea?

Send us the postcode, a few photographs and the brief as it stands. We’ll reply within two working days with whether Reachbay is the right hand for it.
