Most bungalow disappointments are written into the contract, not the floor plan. A separate architect, a separate contractor and a separate interior firm leave seams that swallow months. Reachbay closes those seams by holding the pen on every drawing and the pay-out on every invoice.

Land survey, household interview, written brief, feasibility study and a costed scheme option.
Months 2-5 · Authority
Building plan submissions, structural calculations, M&E sign-off, neighbour notice where required.
Months 5-12 · Build
Demolition, foundation, structure, services, joinery installation, defects walk, CCC application.
Months 12-14 · Settle
Styling, art curation, six-week defects, six-month defects, twelve-month courtesy check.
Honest envelopes, not promises we can’t keep
Bungalow projects in the Klang Valley typically land between RM 950 and RM 2,400 per square foot all-in, depending on land levels, finish ambition and how much existing structure stays. We commit to a written budget envelope within the first six weeks and we do not exceed it without a signed variation.
