Home / Services / Extensions & rebuilds
Add a storey. Add a wing. Or begin again on familiar land.
Sometimes the right answer is a careful renovation. Sometimes it is a second storey. Occasionally — and only after we have walked the structure together — the right answer is to demolish, clear, and start clean. Reachbay handles all three with the same drafting team.
Extension, vertical addition, or knockdown — chosen on evidence.
Most clients arrive with a strong instinct about which path to take. Half the time they are right; half the time the structural survey re-routes the conversation. We will not push you into a knockdown that the slab does not require, and we will not stretch a tired structure beyond what it can carry.
- Existing structure load assessment with a registered engineer
- Demolition permits, hoarding & disposal arranged in-house
- Foundation, ground-beam & slab design where rebuilds proceed
- Phased programme so families stay on site where possible
- Heritage and conservation submissions where required
- Authority liaison through to CCC and CFO issue
How we frame the decision
Keep, open up, modernise
If structure is sound and the plan can be opened up safely, a full renovation almost always returns better value than a rebuild. We’ll show you the cost comparison line by line.
Add a storey or a wing
For families outgrowing a single-storey or a smaller plot, a vertical addition or a rear extension can deliver 30 to 60 percent more useful floor area without giving up the existing house.
Knockdown & rebuild
Where the structure is tired or the layout is fundamentally wrong, a clean rebuild on the same land is often quicker, cheaper and quieter than fighting the existing house.
