Sometimes the right answer is a careful renovation. Sometimes it is a second storey. Occasionally — and only after we have walked the structure together — the right answer is to demolish, clear, and start clean. Reachbay handles all three with the same drafting team.

Most clients arrive with a strong instinct about which path to take. Half the time they are right; half the time the structural survey re-routes the conversation. We will not push you into a knockdown that the slab does not require, and we will not stretch a tired structure beyond what it can carry.

Scenario A

Keep, open up, modernise

If structure is sound and the plan can be opened up safely, a full renovation almost always returns better value than a rebuild. We’ll show you the cost comparison line by line.

Scenario B

Add a storey or a wing

For families outgrowing a single-storey or a smaller plot, a vertical addition or a rear extension can deliver 30 to 60 percent more useful floor area without giving up the existing house.

Scenario C

Knockdown & rebuild

Where the structure is tired or the layout is fundamentally wrong, a clean rebuild on the same land is often quicker, cheaper and quieter than fighting the existing house.
